Zillow vs. Trulia: A Local Agent's Insight on Accuracy, Estimates, and How to Use Them

The Core Similarity: They are Portals, Not MLSs

First, the key point: Zillow and Trulia are advertising platforms, not Multiple Listing Services (MLS). They aggregate listing data from thousands of brokerages and agents. How They Work: Both are automated valuation models (AVMs) that use public data (tax records, past sales) and some algorithmic magic. They cannot see a home's interior condition, upgrades, or unique lot features.


So, Are They Accurate? They provide a starting point, not an appraisal. In uniform subdivisions, they can be close.
